Value comes down to net operating income and lot rent upside, not lot count alone. We start with your lot count, occupied lots, current lot rent, who pays water, sewer, and trash, and how many homes the park owns, then apply the cap rate our capital partners and buyer network are paying for comparable Arkansas communities today. We are not brokers and we never list your park. Titan Property Investors buys Arkansas parks three ways: directly with our own funds, together with capital partners on larger communities, and occasionally by placing the contract with a vetted operator in our buyer network when they are the better fit for that park. Our purchase agreement allows us to bring in a partner or assign the contract, and in every case the price, terms, and closing date you signed stay the same and you pay nothing extra.
Zero to us. There is no listing commission, no broker fee, no marketing cost, and no charge for the valuation. You pay only the customary seller items your closing attorney or title company lists — typically your share of transfer costs, prorated taxes, and any payoff on existing debt. Because we buy direct, whatever we agree on is what the settlement statement shows.
It depends on the park. Once we have lot count, occupancy, rents, and the water and wastewater setup, we can usually tell you quickly whether the park fits what we buy and what we would need next. Arkansas park closings commonly involve title work, a survey, wastewater or health department items, estate or probate documents, and financing or partner approval, and each of those can move the date. We will not commit to a specific closing date until we have reviewed the property and agreed to that date in writing with you.
Yes, and those are usually the parks we compete hardest for. Half-empty communities, aging park-owned homes, master-metered electric, private wells, lagoons, failing sewer lines, open health department notices, unpermitted work, contract-for-deed notes, probate and partnership situations, and out-of-state ownership are all normal for us. Those conditions change the price and which of our partners or buyers is best suited to the park, not whether you get a real offer.
